Project Vision & Requirements

The 12-story boutique building, featuring 20 luxury apartments, required a balustrade system that would enhance its elegant facade, provide unobstructed views of Chelsea’s streetscape and nearby parks, and comply with the UK’s Building Regulations (Part K for safety) and local conservation guidelines. The client prioritized a minimalist design that would not overpower the building’s traditional brick exterior, ensuring the development blended seamlessly with Chelsea’s historic neighborhood. Additionally, the system needed to be durable in London’s temperate, rainy climate, with minimal maintenance to preserve the building’s premium appearance.

BNS Solution & Outcome

BNS worked closely with the architectural team to design a custom frameless glass system with slim, brushed stainless steel spigots that complement the building’s traditional aesthetic—avoiding bulky hardware that would clash with the brick exterior. The glass panels were tinted slightly to reduce glare and enhance privacy for residents, while still maintaining transparency to preserve unobstructed views of the neighborhood. Hardware was crafted from Grade 316 stainless steel to resist corrosion from London’s rain and humidity, ensuring long-term durability. BNS’s team coordinated with local conservation authorities to ensure the system aligned with the neighborhood’s heritage guidelines, securing necessary approvals efficiently. The system also met all UK Building Regulations for height and load-bearing, ensuring maximum safety for residents.
